    Our West Palm Beach commercial maintenance team also provide monthly start-up and semi-annual heater maintenance. Our monthly start-up consists of the following tasks:

    1. Visually inspect the exterior of the heater, including any leaks.
    2. Close the bypass valve if open.
    3. Turn on the heater circuit breaker.
    4. Turn on the gas to the heater.
    5. Confirm the heater display is operational.
    6. Test fire the heater three times and ensure heater runs without interruption for 10 minutes.
    7. Communicate whether start-up was successful or unsuccessful.

      Our semi-annual heater maintenance includes the following tasks:

      1. Inspect top of heater and drafthood for soot, a sticky black substance around finned tubes and "V" baffles, and open flue gas passageways. Any visible soot will be cleaned for proper operation. (Note: Soot may be combustible. Accordingly, we will wet sooted surfaces completely prior to cleaning and will not use a steel wire brush).
      2. Clean main burners and pilot burner of dust and lint using an air blower.
      3. Inspect and operate all controls, gas valve and pressure relief valve (if equipped).
      4. Make visual check of the burner and pilot flames.
      5. Inspect the interior of heater for possible rodent nests. If rodent nests are discovered, destroy such nests, clean all debris, and fire the heater.
      6. Maintain area around heater clear and free from combustible materials, gasoline, and other flammable and corrosive vapors and liquids. Also ensure there is not an excessive amount of leaves, mulch, and other debris which may trap moisture and cause the unit to rust prematurely.
